**This opportunity is for a 12 month secondment**
About the role
The role holder will be responsible for assisting in the management of the cost base for the portfolio including seeking opportunities to minimise rent, rates and service charge liability and to ensure that any changes are documented swiftly and accurately. They will also be responsible for assisting to ensure that the estate remains flexible in line with the property strategy and that retail can trade from the properties unencumbered, holding our landlords to account on any estate management issues. They will take ownership of proactively always making sure that the estate is compliant with the lease and any planning or other statutory notices. In addition, they will need to develop and improve relationships with key landlords throughout the retail estate.
What you’ll be doing
- Negotiating lease renewals and rent reviews
- Presenting approval papers to the Head of Property and Finance Manager
- Negotiating the removal or push back of break dates and gaining OPEX savings
- Reviewing and approving rates appeal reports and identifying opportunities on save rates on MCC appeals
- Managing external suppliers to mitigate the service charge budget
- Ensuring that the retail stores can continue to trade at all times
- Liasing with landlords on estate management issues and holding them to account to ensure that trade impact is minimal.
- Supporting the RM and HOS on any property related issues.
- Assisting in the delivery of any projects where landlord consent is required.
- Working closely with the internal and external solicitors to ensure that all legal documents are agreed to support the retail estate
- Ensuring all property data is kept up to date and accurate
Essential Skills / Experience
- Good negotiation skills
- Knowledge of the retail property market
- Understanding of lease documentation
- IT literate, with experience of MS Office, especially MS Excel, and Outlook applications
- Excellent organisational and communication skills and be able to liaise with customers at all levels
- Experience of working within the property sector

- Educated to degree level
