About the role

Our Corporate Units play an integral role in setting and delivering strategy and partnering with business units to support growth. We shape and steer the organisation by managing our people, finances, suppliers, shared services, and property estate, while ensuring all legal, regulatory and compliance obligations are met.

Within this, the Property Asset Manager plays a critical role in managing and optimising a complex property portfolio across the UK and RoI, ensuring alignment to business needs while driving commercial value.

Our UK & RoI property portfolio is vast, comprising some 8000 interests. We occupy 2m sq ft of office space with buildings in all major cities, 200 data centres and industrial premises, 5000 telephone exchanges and many more, and whilst we occupy most of our buildings, we do have a portfolio of properties let to 250 tenants. Our estate will change significantly over the next 10-15 years and our Real Estate team is critical to the delivery of that change.


As a highly experienced Property Asset Manager you will have responsibility for a large property portfolio, delivering BTs property strategy through your work. You will ensure the effective asset management of Group properties, leading the whole process from initial acquisition, management and disposal of our property interests. You will lead a team of Property Managers, developing capability and supporting growth to ensure optimum outcomes.

What you’ll be doing

  • Leading all property and asset management matters for the designated region, a portfolio of approximately 1k property interests across multiple property types and jurisdictions
  • Leading the determination and delivery of the commercial outcome in property and asset management activities, notably new property acquisitions, freehold sales and leasehold disposals, lease surrenders and restructuring
  • Lead complex commercial property negotiations and dispute resolution with multiple parties, notably developers, landlords and local authorities
  • Manage costs, maximise income and sale proceeds and overall deliver a strong commercial outcome in line with budgets
  • Build and manage strong relationships with a network of property advisors ensuring high performance, value for money and quality delivery
  • Act as a key escalation point for complex property issues, providing expert guidance and decision-making support
  • To lead, coach and develop Property Manager direct reports including those working towards Chartered Surveyor qualification, ensuring clear objectives, a high-performance culture and capability development

Essential Skills / Experience

  • Chartered Surveyor with substantial property asset and property management experience gained across commercial property portfolios in an occupier, investor or consultancy environment
  • Strong commercial acumen and skilled negotiator gained through significant commercial property dealings, able to deliver value across property acquisitions, disposals, lease management and complex disputes
  • Able to manage large, complex commercial property portfolios with knowledge of relevant legislation and apply this in a practical, business focussed way
  • Able to build collaborative relationships and to influence colleagues at all levels verbally and through business case proposals
  • Able to develop strong relationships with landlords, external property consultants and legal advisors
  • Track record of leading property teams, supporting development and building capability

Desirable Skills / Experience

  • Strong stakeholder management skills, with the ability to influence and engage senior stakeholders across a matrix organisation with an ability to get things done
  • Ability to manage a large, geographically dispersed property portfolio and balance competing priorities effectively
  • Experience driving continuous improvement and implementing changes to processes and ways of working
  • Experience operating within a complex corporate environment with multiple business units
