Role Purpose/Business Unit:

The Senior Specialist – National Facilities role is a hands-on management role that defines scope of work, coordinates building design, implements projects delivery and manages built environment activities related to the end-to-end:

  • Facilities Management
  • Property Management
  • Contracts management
  • Project Management
  • Real Estate Management
  • Legal compliance
  • HS&E Portfolio in National Facilities.

Ownership and ongoing real Estate Management, guidance and analytical business case including negotiations of commercial terms of all Commercial Office and Warehouse Lease Agreements relating to:

  • New leases
  • Renewals
  • Relocation
  • Extensions
  • Terminations
  • Sale
  • Sub-letting
  • Purchase
  • Legal related

Management of all sundry Real Estate scope of works relating to Commercial Office and Warehouse space such as:

  • Tenant installation
  • Reinstatement/whiteboxing
  • Tenant accounts
  • Management of design, construction and general maintenance of commercial offices and warehouses set against the Cost centre budget. This includes building and associated services such as infrastructure, maintenance, cleaning, energy and utilities.
  • Develop and manage the office “look and Feel” specification aligned to the Corporate Identity.
  • Implement effective project management capabilities, site supervision standards and ongoing coordination of contractors, consultants and service providers.
  • To be responsible for the management , maintenance, property, lease management, real estate and oversight of Technical services and processes that supports the core business of Vodacom. This is done by ensuring that Vodacom has the most suitable working environment for its employees and their activities.
  • To be involved in both strategic planning and day-to-day operations, particularly in relation to buildings, occupants and premises. Key support function for the entire business operations.
  • Thorough knowledge of facilities management – PPM’s, maintenance programs and procedures.

Assistance and support to the Proptech champion with building data and information related to PropTech solutions such as:

  • Digital Visitor Application
  • Seat booking system (VBOS)
  • Building occupancy sensing
  • Smart Parking solution
  • Staff Engagement Application
  • BMS interfaces , monitoring, metering, alarming etc

Real Estate Operational and Strategic management of leased and owned property portfolio including:

  • Asset management
  • Property information data base management
  • Governance against 5year property strategic plan
  • Corporate identity specification document
  • CAD FM tools such as Archibus data base management
  • Space planning and Optimization procedures and policies
  • Architectural and space guidelines
  • Benchmarking against global best practice on costs, design and utilization
  • Creating and designing “Office of the Future”

Property portfolio compliance to Legal and Vodafone such as:

  • Corporate Identity
  • ISO 9001, 14001, 50001
  • Municipal/Local Authority/By-laws
  • Health Safety and Environment
  • Insurance

Your responsibilities will include:

  • Operational and strategic planning for the Real Estate Portfolio within Vodacom SA Coastal portfolio, aligning to the Vodafone roadmap.
  • Long Range property plan (Five year property plan).
  • Prepare tender documentation for Construction and building services projects.
  • Project management, supervising and coordinating of contractors.
  • Investigating technical suitability of new building premises.
  • Contractual, commercial and budget management.
  • Environmental Champion driving GREEN & ENERGY building initiatives.
  • Benchmarking industry cost of services to achieve maximum value for money.
  • Planning and organizing future developments in line with strategic business objectives.
  • Managing and leading change to ensure minimum disruption to core activities.
  • Liaising with tenants and Landlord of commercial properties.
  • Directing and planning essential central services related to building maintenance.
  • Ensure building compliancy to Building and Local authority regulations/bylaws and Health & Safety.
  • Contractor management and SLA benchmarking and following up on any deficiencies.
  • Responding appropriately to emergencies and urgent projects as they arise.

The ideal candidate for this role will have:

  • A 3-year Degree in a Property Management, Property Design, Property Valuation, Property Studies and/or Commercial Business Management context or relevant equivalent certification/s within this role scope’s context - essential.
  • Minimum of 5 years’ experience within the property sector managing landlords/tenants/properties in a multi-stakeholder portfolio with nationally distributed locations and brand imperatives – essential.
  • Exposure to commercial and analytical activities related to rationalisation frameworks and budget management applications will be highly beneficial.
  • Exposure to digitally lead property database management and dashboard reporting will be highly beneficial.
