As an Asset & Compliance Manager in our Property team, you'll lead the compliance management of Northern's station and office asset portfolio, shaping how we maintain, monitor and improve our estate while ensuring the highest standards of compliance, safety and customer experience.
This is a role with influence across the business. You'll lead the way we manage and maintain our assets, embedding industry-leading asset management standards, shaping long-term lifecycle plans and providing the insight that helps us make informed decisions about our estate. Working closely with colleagues across Property, Service Quality, Commercial, Operations and Station Management teams, you'll help create stations and workplaces that are safe, sustainable and fit for the future.
What you'll be doing
Some of the things you'll be responsible for include:
- Acting as the key owner of statutory compliance across the property estate
- Managing planned preventative maintenance (PPM), reactive maintenance (RM), renewals and minor capital renewals across the portfolio
- Embedding and developing ISO 55001 asset management standards throughout the Property function
- Managing and enhancing our Integrated Station Asset Plan and supporting long-term asset lifecycle planning
- Monitoring asset performance and using data to identify opportunities to improve reliability, efficiency and value for money
- Producing asset performance reports and recommendations for senior leaders
- Supporting the management of property maintenance budgets, identifying efficiencies and cost-saving opportunities
- Overseeing facilities management contracts covering areas such as cleaning, waste, utilities and building maintenance
- Acting as Northern's appointed Legionella Duty Manager for the stations portfolio
- Working closely with contractors, suppliers and internal stakeholders to ensure services are delivered safely, effectively and in line with agreed standards
- Promoting environmental performance through energy, water and waste reduction initiatives
- Leading and developing team members while encouraging collaborative working across the business
About you
Asset management, compliance and facilities management are at the heart of this role. You'll bring experience managing complex property portfolios across multiple locations and understand how effective asset management supports operational performance, customer satisfaction and long-term business goals.
We're looking for someone who can:
- Demonstrate significant experience in asset management, facilities management or estate management, with a strong focus on compliance and statutory obligations
- Manage large outsourced facilities management contracts and build effective relationships with service providers and key stakeholders
- Use data and insight to drive decision-making, including experience of reporting and analysis tools such as Power BI
- Manage budgets effectively and make commercially sound decisions that deliver value for the business
- Lead and deliver compliance programmes across a diverse property portfolio, ensuring all regulatory and statutory requirements are met
- Influence and engage stakeholders at all levels, building trusted relationships across the business
- Lead, develop and support teams, creating a culture of accountability, continuous improvement and high performance
- Demonstrate a sound understanding of asset lifecycle management principles and their application in a property environment
- Have experience of working within an ISO 55001 Asset Management System, although this is desirable rather than essential
Qualifications
- A degree, or equivalent qualification, in Property, Facilities Management, Asset Management, Building Services, Engineering, Construction Management or a related discipline
- Membership of a relevant professional body such as IWFM, RICS, CIOB or CIBSE, or evidence that you're actively working towards professional accreditation
- A NEBOSH General Certificate
- Legionella Duty Holder Awareness certification
