Job Description

As Portfolio Asset Manager - Shopping Centres & Investment Estate, you will lead the strategic asset management of Tesco Ireland's shopping centre and investment income estate portfolio. You will be responsible for maximising asset value, optimising income performance, and delivering long-term returns through effective asset management strategies.

Working closely with external property agents, Centre Managers and internal stakeholders, you will drive portfolio growth, enhance operational performance and identify opportunities for redevelopment, sustainability improvements and alternative income generation. You will also play a key role in ensuring compliance with the EU Building Energy Performance Directive (EPBD) and supporting Tesco Ireland's wider ESG commitments.

  • Developing and delivering asset management strategies to maximise portfolio value, income generation and long-term investment returns.
  • Creating and implementing asset business plans that drive asset performance, rental growth and capital appreciation.
  • Leading strategic reviews and making recommendations on redevelopment, acquisitions, disposals and investment opportunities.
  • Monitoring portfolio performance through analysis of occupancy, rental income, asset yields, operating costs and tenant performance.
  • Managing Tesco Ireland's investment income estate to achieve revenue and investment objectives.
  • Leading rent reviews, lease renewals, lease restructures and tenant negotiations.
  • Driving tenant retention, occupancy optimisation and alternative income opportunities.
  • Building and maintaining strong relationships with tenants, occupiers, investors, managing agents, consultants and local authorities.
  • Working with leasing teams to attract and retain a strong mix of tenants across the portfolio.
  • Ensuring compliance with the EU Building Energy Performance Directive (EPBD) and identifying opportunities to improve energy efficiency and sustainability performance.
  • Leading retrofit, renewable energy and carbon reduction initiatives across the estate.
  • Managing budgets, forecasts, business plans and capital investment projects to deliver agreed performance targets.
  • Providing strategic leadership and oversight to Centre Managers and property management teams.
  • Ensuring high standards of property management, customer experience, compliance, maintenance and governance across all assets.
  • Overseeing facilities management and service providers to ensure assets are maintained to the highest standards.
  • Presenting portfolio performance, investment proposals and strategic recommendations to senior stakeholders.
  • Supporting Tesco Ireland's wider property, investment and ESG strategies through cross-functional collaboration.
  • A degree qualification in Property, Real Estate, Estate Management, Business, Finance, Surveying or a related discipline.
  • Significant experience in property management, asset management, commercial real estate or a related sector.
  • Strong knowledge of landlord and tenant matters, lease management, rent reviews, service charges and property-related financial controls.
  • Experience managing stakeholder relationships including tenants, contractors, agents and service providers.
  • A sound understanding of property legislation, health and safety requirements and compliance obligations.
  • Strong commercial and financial acumen with the ability to maximise asset performance and income generation.
  • Excellent leadership, people management and stakeholder engagement skills.
  • Strong negotiation, influencing and decision-making abilities.
  • Excellent communication, presentation and report-writing skills.
  • The ability to manage multiple priorities and work independently in a fast-paced environment.
  • A full clean driving licence and willingness to travel across the portfolio.

Desirable

  • Professional membership of a recognised property body such as SCSI, RICS, IWFM or equivalent.
  • Experience within the retail, shopping centre or commercial property sectors.
  • Experience managing investment income portfolios.
  • Knowledge of sustainability initiatives, energy management and ESG requirements within property portfolios.
  • A strategic, commercially focused and results-driven approach with strong problem-solving skills and the ability to build effective relationships across diverse stakeholder groups.
