Overview

Cloud Operations and Innovation (CO+I) is the team behind the Microsoft Cloud. CO+I is responsible for delivering all Data Center Infrastructure capacity to support our systems to deliver for our customers required demand. Our focus is on smart growth, high quality delivered to meet demand while reducing the cost of overall delivery.


We are looking for a passionate, high-energy individual to help manage the infrastructure property assets that power Microsoft’s online services. CO+I is responsible for the delivery and pre-positioning of Data Center real estate needed to build out Microsoft’s cloud infrastructure. The types of projects include land acquisition and pre-development, Build to Suit lease development and working on the development of incentives for those projects. The EMEA Regional Asset Manager will be a key stakeholder responsible for coordination across a variety of internal and external stakeholders including the Development Managers, Acquisition Managers, Engineering and Design, Utility, Fiber, and Construction, as well as a wide variety of external key parties to ensure an end to end coordinated delivery for data center development. The EMEA Regional Asset Manager will be a key player in both the execution and site development of our projects. The EMEA Regional Asset Manager is part of a team of real estate experts and works across the greater organization to drive an effective, fast and efficient development process to eliminate gaps between teams and ensure delivery of various Real Estate Development projects. He or she will be responsible for driving appropriate cross team management of properties purchased by Microsoft that are intended to be developed for data centers. The scope includes supporting the assessment process through due diligence and acquisition of the properties, and management of the existing buildings, tenants, property associations, and vacant parcels until they are turned over to the construction team. This will entail working with internal and external stakeholders such as finance, procurement, security, operations, land development teams to manage processes as required to meet the unique challenges of each specific project. Tasks will include a wide variety of unique and often, first time processes for CO+I. Developing the relationships and both internal and external suppliers to be able to effectively keep each project moving from a policy, procedure, and paperwork flow will be key to success. Keeping the consistent flow of permits, documentation, agreements, contracts, and signatures moving through the system to meet often external deadlines is essential to achieving our targeted scale.

The Scope can be summarized as follows:

  • Work with various team members to determine individual parcel requirements for services.
  • Draft scope of works for each site with suppliers for Land management services – as required
  • Work with procurement , Operations, Security and Lawyers to agree contracts and subsequent PO funding
  • Manage payment of numerous adhoc invoices for items such as utilities, local taxes, repairs, landscaping, security as required
  • Work with the Security team to agree on scope and security arrangements per site
  • Tenant management- where we buy sites with existing tenants, work with supplier to manage them to ensure rent collection, rates payment
  • Notifying security that other vendors will be on site
  • Use the MSFT tools - SAP, MyOrder, Invoicing
  • Vacant land management/landscaping/contract farming/site visits for
  • Working closely with procurement to get local suppliers to do adhoc work

Qualifications

In order to be successful, a background in Real Estate property management is required. Being able to work in a dynamic and global organization and have a strong desire to continually learn and innovate is also required. In particular, we will expect you to:

  • Have the ability to collaborate across a diverse group of stakeholders both internal and external to achieve results.
  • Have the ability to prioritize across a large number of tasks, projects, stakeholders, and geographies to deliver results for each project in a timely manner to ensure projects remain on schedule.
  • Drive standardization, automation, and repeatable process into an area of our practice where each project is unique.
  • Have the ability to manage project schedules at a high level and be able to report on key project milestones and risks.
  • Have basic knowledge of Real Estate planning and development to include due diligence processes and contracting, A/E design processes, zoning, permitting, utility delivery, entitlements, etc.
  • Have a basic knowledge of a broad range of Commercial Real Estate aspects to include acquisition processes, design and construction.
  • Have a basic knowledge of various project delivery schemes including freehold land acquisition, ground lease, and powered shell leases.
  • Have an executive presence to be able to present justifications for project documentation for approvals as required.
  • Be fluent in business English (additional regional languages are a plus)
  • Work well within a fast-paced organization who is a self-starter, process-minded, and collaborative.

Experience

  • Proven experience in Real Estate Land and Property Management
  • Demonstrated track record of a willingness and ability to consistently dive deep into project delivery, creative problem solving, and the ability to push past barriers to achieve full project execution
  • Ability to engage directly with municipalities, AHJ’s, utility districts, Architects/Engineers, and attorney’s to drive appropriate resolutions to property management
  • Ability to conduct online research about properties, codes and ordinances, understand and interpret research, and summarize findings in a concise manner
  • Expertise in document preparation and handling
  • The ability to be a team player but also work independently
  • Strong communication skills both written and verbal
  • Strong working knowledge of Microsoft products (Outlook, Excel, PowerPoint, Word, SharePoint)

Ideally, You Will Have

  • Commercial Property and Facilities management experience
  • Experience working in a large organization in a business process role.
  • Experience working internationally in Real Estate Land and Property Management.
  • Experience in project scheduling programs such as Microsoft Project
  • Direct Data Center development experience
  • Work from our London or Reading Office
