The Sr. Regional Real Estate Portfolio Manager for Mars in Europe will be the customer relationship manager and single point of accountability for planning, executing, and delivering all real estate activities within the regional real estate portfolio. This position, part of the Mars Global Services function (MGS), will deliver best in class real estate support to Mars and its in-scope business units as part of the Real Estate and Facilities Management ("REFM") organization.
The Regional Real Estate Portfolio Manager will lead location and portfolio strategies, transaction management, project management, and portfolio management (including owning the total cost of occupancy and other KPIs). The expectation is for the Manager to build, manage, and maintain strong partnerships with the business leadership, corporate teams, and outsourced partners. In addition, the role will partner with the larger REFM team, including other Regional Managers, the Lease Administration & Governance Manager, and the Facility Services Management team. As an effective relationship manager, the ideal candidate will bring a stakeholder engagement approach that effectively partners with internal clients and supporting functional stakeholders to achieve desired results.
What are we looking for?
Bachelor’s degree required; Master’s preferred
8+ years’ commercial real estate experience (corporate side preferred) with emphasis on strategic portfolio management, transaction management, and occupancy planning.
Lease/contract negotiation skills and contract management experience
Demonstrated experience managing the performance of 3rd party providers through use of KPI’s and other governance methods
Proven vision, leadership, and critical thinking skills to prioritize evolving initiatives in a fast-paced environment; ability to translate ideas and capabilities into effective initiatives that exceed customer expectations
Ability to work collaboratively in a team environment and within a matrixed organization, partnering with leaders of other functions to achieve results.
Ability to develop and maintain effective relationships with a broad group of stakeholders to foster trust and influence key decisions
Exceptional communication skills: ability to create and present compelling recommendations that influence business decisions.
Skillful negotiator in difficult and nuanced situations and able to sell ideas persuasively; ability to be direct but diplomatic
Ability to orchestrate systemic change – initiate, support, and manage change within the organization, taking steps to remove barriers or to accelerate its pace
Demonstrated experience with real estate-related systems, databases, and technologies
Strong process management skills, ability to contribute to continuous improvement of real estate processes and playbooks
Strong comprehension of real estate financial modeling and principles
What will be your key responsibilities?
Develop and execute comprehensive portfolio strategies for properties within the region that supports Mars’ future-of-work standards while ensuring an efficient and optimized portfolio
Lead all real estate transactions in the region including new leases and renewals, acquisitions, dispositions, renovations, and space reconfigurations by leveraging 3rd party partnerships
Cultivate working relationships with regional business unit leaders to ensure that real estate initiatives support business objectives and that business units understand and support real estate objectives.
Develop and present compelling real estate recommendations to internal customers and business leaders to help drive decisions that support overall business objectives
Manage 3rd party service providers to ensure successful delivery of corporate real estate services (transaction support, lease abstraction & administration, project management, portfolio strategy support, site selection, and similar services) and industry-leading best practices through relationship management and performance management tools such as supplier KPI’s.
Drive implementation of REFM objectives, policies & standards to improve monitoring of workplace utilization, service performance, and overall real estate operating costs, reducing overall real estate total cost of occupancy and regularly reporting out on team KPI’s and metrics
Ensure compliance to real estate governance, processes and playbooks for the region including the involvement of relevant stakeholders and presenting to business leadership as needed.
Own landlord relationships and be the primary liaison to landlords within your portfolio
Contribute to real estate-related technology developments for the REFM team
