Position Summary

The Procurement / IRE Manager, Japan holds strategic and operational accountability for Industrial Real Estate (IRE) across Japan. This role leads the complete property lifecycle—including transaction management, construction/fit-out, and facility management (FM) oversight.

Serving as the primary point of contact for internal business leaders and key external partners, the position translates operational needs into optimal real estate solutions, drives strategic developer/landlord partnerships, and ensures alignment with global/regional governance and investment approval processes.

Key Responsibilities

1. Real Estate Strategy & Transaction Management

  • End-to-End Transactions: Independently manage site sourcing, evaluation, commercial negotiations, lease renewals, expansions, and exits for Industrial Real Estate (IRE) in Japan and Korea.
  • Strategic Partnerships: Develop and leverage relationships with key developers, landlords, brokers, and transaction service providers to secure optimal space and terms.
  • Market Intelligence: Monitor market conditions, rental trends, supply pipelines, and emerging opportunities to inform immediate transactions and long-term network planning.

2. Lifecycle Operations, Project & Facility Management

  • Property Lifecycle Control: Oversee the full property lifecycle, aligning operational demands with location status, portfolio strategy, and space optimization.
  • Project Delivery: Coordinate fit-out and construction activities with landlords, internal teams, and external contractors, managing costs, schedules, and project risks.
  • Facility Management Support: Guide local site stakeholders on FM operations to ensure strict adherence to SOPs, safety standards, and local legal compliance.

3. Stakeholder & Area Procurement Collaboration

  • Single Point of Contact (SPOC): Act as the primary advisor to internal business leaders in Japan/NEA, converting commercial requirements into viable real estate initiatives.
  • Team Synergy: Collaborate closely with the NEA Procurement Manager team and regional/global Real Estate leadership to align strategies and maintain customer satisfaction.

4. Financial Management, Governance & Reporting

  • Investment Approvals: Prepare robust financial assessments, business cases, and approval documentation (CAPEX/OPEX) for Country, Area, Regional, and Global governance bodies.
  • Budgeting & Portfolio Data: Drive real estate budget planning across the Area to feed into global financial cycles. Maintain real-time portfolio accuracy in the global property database tool.
  • Reporting: Deliver concise updates on key initiatives, market exposure, and financial performance to Regional Procurement & Real Estate leadership.

Scope & Capability Expectation

  • Immediate Impact: Ability to independently drive standard real estate transactions and handle day-to-day stakeholder engagements in Japan from day one.
  • Strategic Integration: Work collaboratively within the broader NEA/Global IRE matrix on complex, high-value investment decisions and strategic initiatives.

Qualifications & Requirements

  • Experience: 5+ years of extensive real estate management experience with a proven track record in strategic initiatives, transactions, and project steering.
  • Industry Expertise: Deep knowledge of the Japanese (and broader NEA) industrial/logistics real estate landscape, market practices, and legal frameworks.
  • Financial Acumen: Strong capability in financial evaluation, business case creation, and real estate budget management.
  • Stakeholder & Influence Skills: Exceptional communication skills with the ability to influence cross-functional teams and engage effectively with top management in a complex, multi-cultural environment.
  • International Mindset: Proven experience operating within a global/international corporate structure.
  • Languages: Fluent written and spoken English and Japanese (required).
