Job Description

Job Req ID: 63618

About the role

As Senior Manager, UK Office Strategy, you’ll lead the property lifecycle strategy for BT’s UK office estate, helping ensure our workplaces continue to meet the changing needs of our business and colleagues. You’ll act as a key link between the business and Property, shaping decisions around where we invest, grow, consolidate or exit locations across an estate supporting around 40,000 UK office-based colleagues.

Sitting within our Property and Facilities team, you’ll work closely with senior leaders across BT to understand future requirements and translate them into a clear workplace strategy. You’ll lead a team responsible for delivering that strategy across our UK office portfolio, helping create effective workplaces in the right strategic locations while ensuring our property estate delivers long-term value for the business.

What you’ll be doing

  • Lead the ongoing delivery and evolution of BT’s UK office strategy, ensuring the estate continues to reflect changing business and colleague needs.
  • Shape the strategic direction of our long-term office locations, managing occupancy, workplace design and property lifecycle decisions.
  • Build effective relationships with senior stakeholders across the business, understanding their requirements and translating these into future workplace and property plans.
  • Use workplace data, management information and technology to support effective occupancy decisions and identify opportunities to improve how our office estate is used.
  • Lead property projects and programmes that support the wider UK property strategy, including opportunities to invest, consolidate, acquire or exit locations.
  • Provide technical expertise and strategic workplace insight, identifying opportunities to improve colleague experience and deliver commercial and financial value.
  • Lead and develop a geographically dispersed team, working collaboratively with teams including Projects & Construction, Workplace Services, Digital and Security to deliver consistent workplace standards.

Essential Skills / Experience

  • Experience of contributing to and delivering workplace strategy within a large or complex property environment, with an understanding of workplace design, operations and evolving workplace trends.
  • Comfortable building relationships and influencing senior stakeholders, with the ability to listen to different perspectives and translate business needs into practical workplace solutions.
  • Good understanding of the workplace and property environment, with an interest in emerging trends and applying relevant insight to strategic decision-making.
  • Experience of leading, supporting and developing others, helping to create an inclusive and collaborative team environment.

Desirable Skills / Experience

  • Experience of supporting or leading complex programmes or projects, working across multiple teams and priorities.
  • Understanding of the UK commercial property market and an awareness of current workplace and industry trends.
  • Exposure to workplace transformation, new ways of working or organisational change.
  • Some experience of commercial or property-related negotiations, including working with landlords, property owners or other external partners.
  • An understanding of UK property considerations, which could include property law, transactions or financing approaches.
  • Experience of using workplace, occupancy or property data to help inform planning and decision-making.
  • Strong communication skills, with the ability to explain strategic priorities clearly and translate them into practical delivery plans.
  • Experience of resource planning, prioritisation, budget management and cost forecasting, balancing competing demands to support effective delivery.
