What you’ll be doing...
As our Real Estate Specialist/Municipal Engagement Partner you are first and foremost a self-starter with a strong sense of ownership over your work. Your responsibilities will run the gamut from project deployment - which could include small cells, macro modifications, and anything in between - to building and developing a connection with the local community to guarantee the deployment of Verizon’s network. You’ll be charged with moderating any community concerns and identifying cost and time effective solutions, and will be on the frontlines negotiating, creating and implementing strategies to engage and educate the community. You will also be responsible for teaming up with Legal counsel and other stakeholders to present alternatives and drive change on wireless ordinances, local design guidelines, and jurisdictional processes as necessary.
This position will have responsibility for project deployment and community outreach; this includes vendor management, milestone reporting, PO management (creation/tracking/receiving), all leasing contract responsibilities (processing SLAs/Agreements as well as rent trigger/audits), driving communication with internal peers and jurisdictional communication for driving permits/deliverables.
- Resolving issues related to managing deployments
- Escalating to legal counsel and executive management when appropriate
- Participating in public outreach with local organizations and creating a locally-focused message to provide support for our deployments
- Engaging with local advocates and organizations and working with internal groups to strategize advocacy campaigns to mitigate any concerns
- Demonstrating civility and patience in response to opponent groups
- Working with various internal groups in coordinating messaging outward to the public
- Representing Verizon, as needed, with any appeals, local planning commission or city council meetings and working with internal teams to coordinate efforts in preparation for the same.
- Communicate real estate project status updates to Network Team, Real Estate Manager, Site Acquisition Vendors, and Law Firms.
- Update site databases (e.g., NetSites, NetDocs, FUZE, etc.) with new site development dates/milestones.
- Research, find, and provide documentation needed for projects by looking in online tools and applications.
- Providing back up to other team members as needed.
- Perform other special projects as assigned.
What we’re looking for...
An experienced project manager—organized, detail oriented, and efficient. You’ve got excellent negotiation skills, and can work effectively with a variety of partners, even in challenging situations. You’re driven to problem solve and overcome hurdles, and you approach every situation with a can-do, team player attitude.
You’ll need to have:
- Bachelor's degree or four or more years of work experience.
- Three or more years of relevant work experience.
- Experience with Wireless site development, permitting, leasing, zoning, and appeals
- Experience in reviewing various real estate documents like site plans, surveys, and similar documents
Even better if you have one or more of the following:
- A Bachelor’s Degree.
- Real estate background (ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal).
- Experience working on external facing projects requiring public speaking and contract negotiating.
- Experience working with community organizations and developing advocacy strategies
- Experience with reviewing municipal ordinances, design standards, and telecommunications law.
- Polished presentation skills; experience at presenting at larger gatherings (in person or virtual).
- PMP.
- Strong collaboration skills, excellent written and verbal communications to clearly and regularly communicate status, issues and risks to executive stakeholders.
- Strong and proven ability to be able to influence others
- Strong negotiations skills
- Excel, database reporting skills (e.g. Fuze, Tableau, etc)
- Microsoft Suite (MS Word, Excel, Power Point) experience, G-suite
